Inspections? Is it Worth It?
This is a question I am frequently asked and my answer is ALWAYS YES! Inspections by a certified inspector will cost between $200 and $500 but will potentially save you thousands down the road. I have seen home prices negotiated down or have withdrawn offers, as a result of the inspection report. This is an expense you should just factor in to your home search. Inspectors are trained to notice things that we retail buyers don't. We see the nice fresh drywall, the new roof, fresh coat of paint and the sweet smelling candle. They notice evidence of termites knawing away at the foundation and trusses, the lack of insulation in the walls and the potential safety risks. Even on a $60,000 home? Yes. Suppose you purchased a home and realized that you can't get insurance on the home as a result of some faulty electrical or plumbing? The inspection contengency is available for your protection and I advise all of my customers to take advantage of this. You will thank me, I promise.
