I often get asked this question and, if you live in Central Florida, I will be happy to run what is called a CMA- Comparataive Market Analysis. This information will provide you with the current similar homes currently for sale and those that have recenetly sold. In addition, you may get information that indicates trends in your neighborhood- are the prices going up? down? How strong is the economy in your town? We use this information to determain a "fair market value". However, these numbers usually make an assumption that your home is in excellent condition and would be considered "move in ready". It could take 90 to 120 days to find a seller, so it is good to have some planning.
If, however, you need a quick sell, the CMA can help us to determine a "fast-close-cash" price. We also, then, consider the condition of the property and the necessary repairs that a buyer would want to have done, such as a new roof or an updated kitchen. I have buyers that will purchase your house "as is", at a fair market value.
